@Shayan Sameerif you are putting down 20% cash but borrowing 80% from a HELOC, i still think you won't cash flow.i also get nervous when people throw out entire states. 

We are the kind of people who do not jump into anything without fully planning it out.

Keep things above board and hire people who have good accounting and communication.

People will be looking for places to stay.

And proper screening prevents those people from even renting your place.

I personally don't mind cooking on electric but I will say that cooking on propane is different than what most people know which is natural gas.

You could give them a thousand bad reviews, if they are the only person in town offering a specific type of product, people will still do business with them.
