That said, you can still find some sweet deals in Miami by patiently identifying off-market properties that have been held with the same rents for years. 

@Stephen Muchko I would think if you are patient you will be able to find a duplex with one side vacant specifically so it can be sold to people like you, OO buyers.

Workforce class C housing in NYC ranges from $50k -$200k+/door.Not sure what type of capital you have, patient or fund equity... however a lot of owners in NYC are basically buying the dirt and/or are buying as legacy assets and capitalize on the appreciation.

And be patient with sellers when you're trying for seller financing.
