I don't know the areas in your options 1-4, but I would do whatever options align best with your lifestyle and cashflow goals. i only care about cash flow, the rest are just icing on the cake. i know i wont cash flow once i live in the property with 5% down but i would like to after moving out. i live in north jersey, taxes here avrg 10k per 2 unit in the worst areas. i am trying to find a way in my current shoes to make a good play with what i have. i understand the loan paydown and appreciation etc, but most of that is speculation. im not sure what would work out best which is why im asking to see if maybe i am missing something here

@Christian Carson, your post raises another questions... in your link "for pets specifically," I see this: The Department of Justice's (DOT) amendments to its regulations' for Titles II and III of the ADA limit the definition of "service animal" under the ADA to include only dogs, and further define "service animal" to exclude emotional support animals.This makes me think cats aren't covered as a service animal?

We put in a Sauna last summer so that is also a draw for our property.The numbers and investment is good the rest of the year so anything in the winter is just Ice-ing on the cake.But to answer the question on marketing- nothing too crazy but if we can get a few bookings just through Vrbo/Airbnb plus through our families and property managers social media we will call it a win.
