I don't know the areas in your options 1-4, but I would do whatever options align best with your lifestyle and cashflow goals. i only care about cash flow, the rest are just icing on the cake. i know i wont cash flow once i live in the property with 5% down but i would like to after moving out. i live in north jersey, taxes here avrg 10k per 2 unit in the worst areas. i am trying to find a way in my current shoes to make a good play with what i have. i understand the loan paydown and appreciation etc, but most of that is speculation. im not sure what would work out best which is why im asking to see if maybe i am missing something here 

Most Justice of the Peace offices here are very helpful and will tell you which JOP district is over your property.  

One serious illness ("long COVID" is a good example), one serious injury, one serious tangle with the justice system (prosecution for crime you didn't commit) and you're toast through no fault of your own.

Try for the Supreme Court Justice originally from Jamaica should have fewer local ties. 

This is just "icing on the cake" and the more speculative part of real estate investing.

I am not sure a video will do justice and I want to make sure they stay through the winter as winters are a difficult time to rent.

We put in a Sauna last summer so that is also a draw for our property.The numbers and investment is good the rest of the year so anything in the winter is just Ice-ing on the cake.But to answer the question on marketing- nothing too crazy but if we can get a few bookings just through Vrbo/Airbnb plus through our families and property managers social media we will call it a win.
