I'm a newbie,  I'm looking at a online auction property and I notice on the title info a judgement liens as such:JUDGMENT AND LIEN INFORMATION:1.FORECLOSURE DEED NOT ON RECORD AT THIS TIME,NEED COMPLETED PRIOR TO RESALE.2.DEED OF TRUST IN BOOK3.

Previous landlord didn't show up  to the court and a default judgement was given.

In MD a judgement lien is only good for 12 years unless renewed.

In MD for example, an attorney files papers with the court stating he or she has  complied with the  law and request for judgement.

Hi gys,I noticed sheriff auctions notice in NJ publishes a Judgement Amount in Hudson County, and Upset Amount in Bergen County.First off - am i right that these are the numbers close to the lender's outstanding debt plus costs?

My questions are:2 - Can I contact this owner and offer him 300K + some more, so he can pay off the Judgement and avoid foreclosure.

Don't let your emotions about properties cloud your judgement.

It should have been satisfied with the judgement payout, and the 2nd should have been extinguished, not satisfied.

However in each case it fell upon the claimants to prove eligibility at the time of the filing and they must have made an attempt of actually applying before the judgement was rendered. 

Even if you verify that the dad makes plenty of money, if they suddenly decide to pack up and go home without telling you, you likely won't be able to collect a judgement anyway.You can ask for things like:- Passport, Visa- Verification of their enrollment in the school- Local ID like DL- Pay stub from DadAnd do your own digging.That being said, a lot of my friends are either landlords to Chinese student renters or are themselves Chinese student renters and they seem to all be happy with the arrangement.
