Lead is serious, little kids will eat the paint chips, because they have a sweet taste and it will cause irreversible damage to their brain.I have not dealt with this personally, because we replace windows as part of our standard renovation, but I would definitly check with the city and see if they have grants available to assist you.

You are exposing yourself to a tenant that could report you to the city, if there is an injury in the fifth unit you have exposure, and if the lender found out it could be an issue.

The policy from the Mortgagee (called Forced Placed Coverage) may only cover the Mortgagee's interest      - may not include Liability or may not insure you     - may only cover to the amount of the mortgage     - probably will not cover your contents      - probably will not cover loss of rents      - probably does not coverage Personal Injury (libel, slander, wrongful entry, etc...)You should see if you can get answers to the above before you go the route of lapsing the coverage.
