Hello everyone,I recently became the owner of a home on Rural Street in Indianapolis, Indiana, and have encountered a significant issue that I hope some of you might have insights on.When I bought the house, I noticed some water in the basement.

We immediately started the rehab of this unit only to have the city inspector say that the bedrooms were too small and the bathroom celling was not to code.

I have been a local home inspector for over 5 years(950 + Inspections) but getting ready to test my hand at Real Estate investing.

The Inspection:I can't stress enough how important it is to hire a reputable and qualified inspector. 

Many Midwest cities, Detroit, Cleveland, Toledo, Columbus, Indianapolis, Memphis, etc.,  (this will set off a LOT of BP Alerts!) 

My property manager will be listing my first one for $2,500 once it's done in March (just waiting on State Health Inspector to approve the septic inspection). - Land prices for a "clean" lot (no protected species, no flood zone, away from busy highway, etc.) are now a minimum of $40k and more like $45-$50k for a freshwater canal lot.

I depend on city inspectors to tell me if something is not done right.  

Just recently relocated to Salt Lake City from Indianapolis for my job.

Perhaps knowing as much as I know about risk has made me a bit too risk averse - but I am about to step in the game and give it everything.More than likely, I will focus my efforts on Indiana and very likely Indianapolis in particular, but I am also amassing intel and remaining open minded.
