One tip: getting on the good side of the staff at the ZBA (IE: the secretary and the planners) is a huge help.

@Justin Worsham I would reserve a pre-inspection for higher-end SFR's but it's all relative...one bad thing about pre-inspected properties is that it removes the buyer from the due diligence...they basically have to trust a report the seller is providing...it's just not impartial.

Reliable so far has been great the owner is very open the comments if you look are all from tenants that have been evicted or left things a mess no owners that I have seen, i guess when you deal with 1300 properties and 40 staff members you going to have some issues.

In the instant situation I would be interested to see whether the title company's "approved" list of notaries happened to be staff on hand who make a few extra hundred $ for the title company.

It's possible for us becuase have a staff of Certified Screeners that compile each report by hand.
