Multi-family real estate is something I am planning on doing after I graduate college and eventually full-time. 

It is better to have a couple in good areas (not fancy, just good family areas) than a bunch in areas that are rougher.

A local property manager will make this much easier and handle the visits for you.Single-family homes can still do well, even with more apartments popping up, as they cater to tenants who want privacy and space.

We bought a single family up here last year and converted a garage to an ADU, which rented out really quickly to a great young couple.

It’s still a worthy strategy to force cash flow that’s rare to find in SoCal, especially if you can reduce the cost of construction by doing a conversion/using an ADU grant or even buying a property with an existing ADU In general, even if the ADU valuation matches your cost including grants, they are usually not worth it in southern CA in single family zones. 

She doesn’t need local family to manage it. 

I currently own (and property manages) one investment property (2 family rental).

I mention this because there aren't as many multi family homes on the market in PHX as you'd think.
