If your market is competitive, you may want to consider a discounted rent or free month of rent just to entice prospects. 

Similar to you I learn best by action which is one of the key drivers that made becoming an agent so enticing.

I would talk to local developers about property number 2 as the potential development opportunity here is what may have sufficient value to entice someone into a potential deal.    

Ideally, you want to be a little lower than the market so you can entice your tenants to stay longer. 

This is outside of my area anyway so it was an automatic no but I enjoy working through the #s and seeing what would entice me to pull the trigger.

Furthermore, the proximity to downtown (~15 min) and proposed Tesla gigafactory (~20 min) seem enticing.

I would put it in the purchase contract for property to be delivered vacant as well, and after inspections, part of our deposit could go hard to entice the seller if he is worried about the loss of rent if we don't close. 

I offered them less rent and a nicer house to entice them to move across the street.
