There are a lot of rules when it comes to buying a MH and if one thing is wrong the lender will deny the loan.Mostly pay attention to year built try and stay away from Mobile homes that are older than 20 years. 

Depending on the flooring specs you *might* be out of luck because a lot of LVP/laminate type flooring specifies on the install that straight runs will be no longer than X number of feet and room changes will be installed with a transition.

I would bet the older homes will see a lot more appreciation than the newer homes, percentage wise. 

I will add that you definitely do not need to be near your investments, but it makes things a lot easier when you first start off. 

I've learned a lot going through this exercise with you.

.- Have attorney draw up a contract to do this.Suggest you offer your dad some cash, now or in the near future, to motivate him to transfer his ownership to you.It may not work out, but you will learn a lot either way!

As I tell a lot of my investor clients I work with, with any real estate that you buy, you want to hold for the rest of your life!

I am seeing a lot more people go that route instead of turnkey.
