@Sattir Bitti when you’re getting into larger amounts like that, I look at it as investment diversification.

The combination of long term tenants and AirBNB income has certainly been helpful, particularly with regards to diversification during Covid. 

Orlando as I'm sure you know is expanding with population and job diversification.

After researching, I feel like I'd be a lot better off financially had I looked at real estate when my health challenge started rather than waiting (and having my cash just sitting around doing nothing).I decided to invest in a property a few years ago, just for diversification purposes (details) and now I'm looking into buying my first rental (turnkey, as my health makes doing all the legwork a little challenging).

We have attended the Cocoa Chamber of Commerce meetings, and the members had dedicated themselves to diversification of industry so that they wouldn't have the same problem going forward.

Hey @Michael Ratzken, the only certain downside to reducing the number of doors that I can see is reducing your built-in diversification (both in total # units and in unit mix). 

I self manage and believe that diversification of my assets is important.

However, diversification is critical to overall investment success.  

Another diversification approach may be looking at more passive opportunities such as a multifamily syndication investment as a limited partner.Keep learning.  

But yes, I hear you about diversification.
