On the positive you already have experience managing a project from afar which is more than most people.I question if you are confident that you can do a distant BRRRR then why would you choose to not do a local BRRRR instead. 

Hi, I am new to long distant investing and am looking for a property in Phoenix tempe area.

My original reason for NOT doing this is to keep my long term portfolio as distant as possible from my ongoing business dealings with the public.

I also don't want to contribute to the negative and distant thoughts that good people say about their landlords.

It is a combination of convenience (the most distant points within the town are separated by a 15mins drive) and a variety of things to do (you can have a look at Google maps to see the local businesses, bars, restaurants and recreation activities).

Invest for cash flow and appreciation, and tax benefits are a distant 3rd in the list of reasons.Similarly, don't choose the type of properties you buy based on taxes.

I don't know long distant investing, but do know what works around here. 

I also have set aside $30k that is going to be distant from any specific property, as a cushion against the three.Once I accrue more properties-- say closer to between 5 to 7.

Most houses in that area are vacant and will be torn down in the distant future, but in regions like 43623 near the mall, we have seen significant growth and demand for housing, especially in multifamily.I think Ohio is a great place to park your money.
