I listed the condition of the property to give a feel for the lack of care to the property vs. tenant's insistence that it is in 'excellent' condition, and to give an idea of his behavior.  

Either you were given a gift of managing money, or its a learned behavior you worked at.

He was an INSIDE dog, hence his behavior not liking being put out for my visit, but he assured me he has never has went potty in the house.

Your description of the event is pretty much what I figured....no way they were going to put their entire playbook on display in a free seminar.

It is important that copies of all internal training materials be retained for display to any regulators and that such training be documented by requiring all employees to sign an affidavit of receiving such training and their understanding of such training and their responsibilities in helping the business achieve required compliances.

Not haves- pools, hot tubs, fridges with water dispensers/icemakers or stoves and washers , dryers with too many electronic displays!

Anyone that's been doing this since before the recession operated in that world, I have not and don't think I'd have been a good fit for that world.I know a few realtors that gave up on lending and became realtors specifically because they could not be competitive in a world that rewards crummy behavior.
