Finding that diamond in the rough is increasingly difficult, and while I claim no expertise here, I cannot see such a sellers market, combined with the current political/economic climate continuing for more than another 24 months, and possibly much shorter with the coming elections, without an eventual leveling out at the very least.

Heading closer to Boston you have the Boston Area REIA in Medford and the Black Diamond meeting in Waltham (Alternating months with their Worcester location, next one in Sep).

The keys to a good finish is the right surface preparation ( diamond grinding with a finish at 120 grit to 150 ), the right stain ( typically water based that looks consistant with color and finish), and the right sealer.
