I’m not sure If I need a workers comp insurance plan or certificate of consent to self-insure considering the only individual who will be working in the house is the cleaning crew, who would be considered an independent contractor.

If so, that partner can't get out without lender's consent, which would likely be subject to lender approving a replacement guarantor.  

Does she have the right to do that without asking me and does Servepro have the right to go on the property without consent from owner/property manager?

He has a really inventive way to raise the rent with the consent of the tenant and possibly sign them to a longer lease (Binder Method).

A lease is a mutual agreement between consenting adults, and tenants that break that contract need to take personal responsibility for their own actions, especially ones with children. 

Their website also includes a rental application form and consent form for the background screening which I use.

Assignee may not assign this Agreement without Assignor's prior written consent, except to a new entity to be formed, which consent may be withheld for any reason in the Assignor's discretion.
