We are 3 friends who will be collaborating.

It is much more of a collaboration than a negotiation between clients. 

Wants to get rid of it but wants to do it collaboratively with a flipper so he doesn't lose his shirt on the property.2) Seller is well to do and has hung on to his property in a really nice part of town for the last 7 years.

Our fund contribution may be unequal for each rental property we buy, what kind of entity is best suited for this type collaboration.
