If you did the listing broker most likely they are NOT representing you unless DUAL AGENCY is allowed in their state.Even if it is I wouldn't consider that representation.No way on an REO it would take a month for an answer.Are you sure this isn't a short sale requiring a BOA approval??

Is anyone having issues with BOA and Wells because you are taking title in your corporation or llc?

Hi. i am wondering if other had similar situation.my Heloc just approved at Bofa.my plan is to use the heloc funds for flipping (down payment/rehab cost).currently, i don't have any property to flip yet (have few realtors looking for deals)BoA said i could get 1% rate discount on second year (first year fixed at 3.25%) if i pull out 100K at closing, and the funds need to sit there for 3 months minimum in order to get the 1% discount.

When Lasalle bank got bought by BoA, they decided that there were a lot of relationships they didn't want because they were too small.  

Talk to the person at Wells Fargo on Monday to explain the situation and ask if you don't hear from BoA by Tuesday, is that enough time for them to takeover?
