Deal is ready to close Escrow contacts lender for funding and then the excuses start and or they just ghost them.Once caught basically all websites are taken down phone numbers e mails killed etc etc..

We ended up lowering the price to the appraised value and basically splitting the difference. 

From my findings, the two subdivided lots would comply with the requirements provided by the county:The minimum lot size is 1 acreThe minimum lot width is 135 feetThe front building setback is 60 feetThe side building setback is 20 feet (for corner lots it is 30 feet on the street side)The rear building setback is 60 feet

Basically my Seller just needed $6K more because a Buyer's Agent wanted to get paid an extra $2K. 

The market I am in is basically the greater Charleston area.

I've never had any issues in 10 years so I just use the basic ones 

Class A Properties/Tenants: just need basic understanding to start and can learn as you go along.Class B Properties/Tenants: a decent amount harder, you'll need to invest a decent amount of time learning landlording or tenants will teach you a lesson.Class C Properties/Tenants: you need to really know what you're doing and have boots on the ground you can trust.Class D Properties/Tenants: don't even try!

He ended up not replying to our calls, texts, emails and basically never returned the money.

I have the rental posted on basically every platform including facebook groups. 

Basically, an okay deal now is better than a great deal in another few years.I live with my family overseas in a relatively unstable part of the world.
