Anyone with experience subdividing in Williamson County?

Looking to see if anyone has experience subdividing in Williamson County, TN. Looking for feedback, pros/cons, lessons learned. 

The subject property is zoned Neighborhood Conservation (NC).  From my findings, the two subdivided lots would comply with the requirements provided by the county:

The minimum lot size is 1 acre
The minimum lot width is 135 feet
The front building setback is 60 feet
The side building setback is 20 feet (for corner lots it is 30 feet on the street side)
The rear building setback is 60 feet
