I am looking at doing buy and hold becuase there is a stronger market for renting here in Northern Nevada, but I have also ben looking into lease optioning as well.

Thank you @Brad M. that is awesome advice, especially because were trying to find a MFH as close to campus as possible (w/o spending a million lol) @Ben Leybovich Thats the sage advice I expected lol @Aaron Montague thanks for the heads up, Ive seen a few "cheap" MFH but I'm sure theres a HUGE reason.

A market you are familiat with/where you live is the best place to start.Reply with where you are from/looking and maybe someone has a keyword alert from your area and can chime in.I'm familiar with the Peoria market: most places downstate IL it's easy to get a 40k house that rents for $700.Check out some Ben Leybovich posts/articles on his thoughts against that strategy.
