I started renting from the seller, with the assurance that in 3 weeks we would close. 

Now that I have researched our situation I have come to the conclusion that the realtor intentionally left documents undated and without termination dates in order to assure their exclusive status as long as possible and thereby assure full commission.

You need to get moving, to the point where the Lender is assured of this sale going through, in order to get Them to postpone the sale.

The tree service assures us the claim is in place and the damage will get fixed.  

I can assure you though, this is not a game for me.

I wonder if @Rebecca Chapa will follow up on @Bobbe Erlinger's public assurances with an update.....

After being assured they would want to provide owner financing if there was an attractive offer- they came back 10 days later with a "we love the offer but we are not sure on the owner note".  

I second Brad dornish ;p He knows his stuff ;p Assured Settlement Solution is awesome title company (very investor friendly and experienced with REO and my crazy deals).

It has more to do with noticing of parties and assurance of parties who have, may have or had an equitable interest and must be noticed in a legal action.Btw, a non-judicial foreclosure is not an "action" by definition.

I have already contacted my insurance company and they have re-assured me that Im covered.
