I know in Washington state a home owner can do their own work including electrical and plumbing, but as you pointed out has to live in the property for 1 year after completion.If you get licensed as a contractor (in WA state it takes some paperwork, filing fee and insurance/ bond, no test, no experience etc.. ) Then you do the work under you contractors license and no holding period needed.

I guess that is plausible to be in the real estate industry and tourist in Scottsdale, and not know about the fastest growing and largest city in the country (square miles, not people).

., hours committed to representation, achievement goals, discounts for properties based on price for square footage, negotiation of post escrow discounts, credit for seller/agent cooperation, transaction coordination commitment) might be more digestible for a buyer.Should be interesting to see going forward, but I do think in general, agent compensation will be less as things develop.
