In the southeast the lot rents are low ($225-$280 from what I've seen in my area) so it seems that the max cap rate is from the park owning the MHs (I know this is against the MHP investment "plan"). 

I'm looking in the southeast and the market is really good with people relocating and retiring so flipping and rentals are up.

Many Chinese will open a company in some South East Asian countries, transfer the money to the newly registered company and from there transfer it to the US.

There are several other locations in the Southeast that would qualify as great cash flowing markets, just depends on what you're looking for.  

Homes in Southeast Alabama are flying off the market and the price per square foot is ridiculous.

As I currently live in Hawaii, I haven't been to PHX area so I don't know the south east valley very well other than what I've seen on Zillow. hahaha...
