Just to play the devil's advocate...I get what you're trying to do, but a 100% allocation to (presumably US) real estate isn't very diversified at all on a holistic level.I'm a big proponent of a strategic mix of real estate, equities, bonds, precious metals, and/or cash depending on where we are in the economic cycle and what the intermediate term outlook is.

I am looking at expanding my investment property portfolio to the Augusta area.

I am interested in single family or a duplex in Lewiston/Auburn or perhaps other parts of Maine as well, like Augusta.  

In addition, tenants do not fully value the cost of water when it is included in the rent.If the water was less precious here, maybe we would use a different approach. 

I hate long commutes - time is our most precious resource.

I bought physical precious metals over the years.
