People who weren't able to find student tenants when the new supply came online had to rent to area residents, which may not have fit their model. 

Texas A&M bringing in 6 or 7 thousand students every year, the appreciation will surely pay off after four years.

Long-term rent by the room is good in a college area, but will have more wear and tear and maintenance requests if all college students.
