There are many benefits with section 8 in order for the tenant to be placed in one of my properties they go through a process with the committee then when living in the property they need to abide by lease rules and keep the property in shape, if major damage is made or neglect to the property by the tenant they may losE their voucher from section 8, so it’s a very good idea to go this route and food for thought you always know your property is up to date safety wise and livable with annually inspections. 

The duplex is appreciating nicely, and area improvements (like the new grocery store and paved road) should keep that trend going.

Reinvest all of your money back into your properties, keep them in great shape, by great properties and slowly get rents up, don't look for 20% returns on day one, and don't quit your day job.That is not what most people want to hear. 

That's enough cash to float the mortgage for 4 years without ever collecting a dime in rent.Yes, there is a growing trend that sub2 is a way to get into real estate with no money. 

If I were you I would check the Days on market, and check the Trend for pricing Month over Month for sales and listings in the area.
