@Mindy Jensen My property is an Air BnB condo a block from the beach in a heavy tourist area with a lot of expensive parking...and I word it like this “ Hi, just wanted to remind you that our checkout time is strictly at 10 am in order for our cleaners to get the property in excellent condition again.

I think its a smart bet for you since its a triplex and Gavelston is such a cool tourist area I would think the property would asses for a good amount that you could pull out.

From what I understand Arlington has passed an ordinance that will begin near the end of the year that requires a permit in order to operate an AirBnB if it is not in a "tourist zone" which they designate as with 1 mile of the major attractions such as the ballparks etc.

They're super easy to manage, cash flow is awesome, the area is slammed all the time so my occupancy is great, and the fact that the area is so tourist oriented means working with vendors is easy because they're so used to VRs.

Type of house - 1 Bed or 3 Bed - SRF or Condo etcType of guests - Tourists or businessYou can make 2 x the rent but you have to factor in the management and cleaning, remember you are in the hospitality business not the rental business.I looked alot at doing that with a couple of condos but the HOA and the parking and the gate access seemed to be an issue.
