Well anyways yes he just passed out this USB stick and provides some basic info to some of the stuff he does sell a monthly service for $79 well does it work?

I think super detailed stuff like tax law is interesting, and I have plenty of experience with 1031s and SFR investing, but a Turnkey operator on a forum shouldn't be your tax advisor ;) Sorry to raise your hopes and then dash them - I will speak more carefully in future.All the best,Clayton

He is a family friend and we have even looked at some off market for sale by seller too that I identified stuff where he wouldn’t even earn a commission and he was happy to investigate for me - more of a looking out for me / family than counting a check (I am not looking for expensive real estate and he has owns the brokerage of 20+ agents, unfortunately my purchase isn’t much of a profit opportunity for the office but would probably be more embarrassing on him if we get something wrong  😂) Noted on the inspection though and I will stipulate it is a deal breaker on my side.

We have the vendors all lined up ready to come in and fix stuff next week and it's nothing that can't be done within 1-2 weeks, even if our own DIY things.
