I downloaded a spreadsheet  that had most major components listed with their expected life spans.

If they currently need to be replaced, you'll need to factor that into your calculations but you know you should get some sort of average life span out of each system, 20 years on a roof for example.

For example, let's say you have multiple owners on title to a property, a couple of  recorded mortgages, state and federal tax liens against only one of the owner, plus several judgments against another owner which span a couple decades, and of course a bunch of unpaid RE taxes and water/sewer.
