I see alot of people slamming Crest Core on BP here, and while I have referred clients to them over the years(I have no financial interest in that company, fyi) some have had a great experience - a local client of mine LOVES them and sings their praises - and others have had experiences which vary.

Bandit signs are essentially little to no cost, postcards are inexpensive, a sing for your call will be very cheap, setting up a website is also inexpensive.

title company is neutral third party  they WILL NOT release EM without both parties singing releases or a court order. thats the only way it happens.

@William Sing What if I have rent due on the 28th and there is a week until that date doesn't it make more sense to have them pay the prorated amount along with the next first months rent?

There are many investors who can't do simple math calculations and don't have common sense, can't manage their own household and don't have one required skill necessary to manage even a singe-family house.I would never subject myself the the risks of being a limited partner nor a passive investor and allow someone to control my money.Make be a believer and post some real numbers for properties that are available in today's market.

I've got a handful of singe family rental properties that I mostly completely renovated when I bought them, but I am starting to look at what I should be setting aside for capital expenditures and am pretty blown away at the costs.If I intend to hold a property forever, I am calculating somewhere in the neighborhood of $200-250 per month for capex, which seems to be in line with others' assumptions on BP.
