I have already established a SD IRA with a custodian.I am looking at establishing a SD solo 401k with checkbook control with a provider at lower costs.I also am looking for advice if it is smart to leave my SD IRA with a custodian and pay the higher fees or if I should roll it over to a provider to minimize cost and gain checkbook control.Thank you.

If you do go that route, be careful not to hold yourself out as the GP, or at least clearly explain the roll you played because there are quite a few GP's in hot water right now who at the minimum were intentionally vague about their roles creating the perception they have a track record that doesn't align with reality.

How many new investors would know it's as simple as address lookup -> tax rolls (check transfer date and purchase price matches marketing materials) -> EDGAR (verify filing made by owner-entity) -> state corporate lookup (verify the partnership entity leads back to the person who sold interests in it.

Agree the idea that one can live off of rental income long term is nice but not too common.to me passive income is a place holder to allow you to control the property while is goes up in value over time and once that happens then decide if its a keep or roll into something else.So to me you either make transactional income in the RE bizz while you grow your passive portfolio or you keep your chosen career while you grow your passive portfolio.The idea that Hey I get to 10k a month and I am quitting and will live the rest of my life on this money to me is not a long term strategy that will play out..
