@Harsh Khoont - I recommend you look at pre-foreclosures over foreclosures.   

We added $40K-$50K refinishing the hardwood floors, removing wallpaper, painting walls and updating the kitchen & bathroom with new cabinets, adding granite countertops and creating a BEAUTIFUL dining room off the kitchen that was wasted space as an enclosed porch, and also added french doors leading out to a newly-built pre-finished deck we added so the new owners could enjoy their gorgeous fenced in backyard.

I was quoted $2k, but it was a three phase thing with pre-perc, etc.

For example, moving out a tenant includes about 30 steps like pulling their file, emailing them the move-out instructions, changing the lease in my software to "Active - Notice Given", stopping recurring charges and payments, prorating last month's rent, scheduling the pre-inspection, etc.

Technology Concerns: I’ve heard mixed reviews about the technology solution offered and “pre-vetted” deals, with some saying it’s unreliable, expensive with hidden fees (e.g. finder’s fee on pre-vetted deal).

Example - "I want to house hack in Indianapolis and am pre-approved for $500k, what can I get?"

Initially, we conduct a pre-screening by sending out a basic application to determine if applicants meet our minimum requirements.
