I don't think you need to choose because you can easily pivot from one to the other.

Commercial loans are exempt from DF, but not entirely, such as a construction loan that roles over to an end loan on a residence made by the owner.

There are tons of markets out there that allow STR, help them pivot to one that they can. 

I'd also restate to them that you are not going to involve yourself directly since that is their role, but that from her email it sounds like allowing her to early terminate with no penalty IF it is returned in good condition may be the best option.
