I saw a few properties that meet the 1% rule and there are pockets of neighborhoods with higher median incomes, according to city data, but those places don't necessarily overlap.

However post 2018, east bay cities overlapped SF while SF started the decline when the leftish gov. took over the city LOLHow these cities are pivoting from cash flow to appreciation market in specific time AKA the increase of absorption rate is indeed very fascinating.

Personally, I track more housing related developments than industrial since there isn't a huge overlap in the areas.

However since I can't seem to get any information about them without first giving them my email address I'm not going to be able to figure out what their angle is.My guess (and it's just a guess) is that there's some overlap between your 10% for maintenance and your cap ex estimate.

Though they are completely different in so many ways, it overlaps a lot of the time as well.

@AJ Vanderhorst You are correct that you'd need to have that timeframe mapped out well in advance so that you don't end up with a short term booking overlap. 

It didn't help that the renos overlapped with Christmas and that we ended up having to gut the bathroom as there was extensive water damage from a leaking hot water tank (it was damage from before I bought it). 

A good CPA or CFP will be able to guide you through the tax nuances and gray areas where personal and business income/expenses overlap. 

Coaches tend to be easier to find because they advertise for the services, however, mentors appear to be more difficult to find because your life may need to overlap with their life somehow in a way that doesn't impose on the mentor's life.
