I've noticed that homes in great shape, ready to go and priced right are still receiving multiple bids and moving quickly. 

Does anyone know if we give a Housing Authority Tenant notice that we do not intend continue renting (and provide a 90 day minimum notice).

Some PM's have language that says you have to give 90 days notice etc so make sure.

Noticing a slow down lately for one unit but this is historically slow season.Anything particular that helped you get it rented? 

I did not factor the math in as a LTR + STR but just a LTR so it did not impact me financially as it was just gravy.That is not to say yours will, but I notice in the better neighborhoods tenants do not want guests coming in & out.

The notice on the door, along with a text that day, reads, "Steve, I've tried to get in touch with you about the past-due rent.

With that being said, has anyone issued a 30 day eviction notice to their tenant once they take possession of their newly purchased property? 

One thing I noticed was your time to refinance (4 months) on the BP calculation.

Direct mail to people in tough spots (90 day notices, unpaid taxes etc). 

The worst part of section 8 is when they don't pay and you go to the tenant and say "Here is your 3 day notice, I didn't get rent" and they say "Not my problem, go call section 8".
