It's accelerated a lot from there but real estate is and always will be a long-game. 

Horrible idea for many reasons...1) Without a decent down payment ~20%, it's very unlikely you'll cashflow after all expenses 2) Sounds like this would be a highly leveraged property - high leverage when rates are high is a dangerous game to play.

If you are going to do a game room and want it to move the needle then you need to really do it.  

In one case I game them a percentage based rent for a year as well (covid), then reverted back to the fixed lease afterwards. 

With the median time to contract stretching from 21 to 32 days, it’s about playing the long game.

I'm sure her heart is in the right place but for that amount of money I think they need to up their game and get on their customer service.

I’ve been in this game a while, and I can tell you that the people that are new that think they can do work themselves often times get in over their heads and think they’re saving money.

Having someone local who has skin in the game and experience would be valuable.
