Hard to say one way or another without knowing your personal finances, goals etc., but it seems like a good deal.

I know that a QOF can invest directly in real estate, but I’m particularly interested in the QOZB structure, since it allows for active business operations and working capital flexibility.For those who have set up a QOZB:How did you structure it in relation to your QOF?

A good real estate accountant can save them thousands of dollars by leveraging entity selection and formation, tax deductions, cost segregations, bonus depreciation and tax planning.I recommend that they find a tax accountant who specializes in real estate taxation, business taxation, financial planning and tax planning.I would also recommend that they look for a accountant willing to work with them throughout the year, who can help them strategize and who is responsive when they want to know the consequences of the financial decisions they are making throughout the year.Good luck.

I think it goes both ways where realtors should know their client and investors do the same...

The inspection may reveal things that you missed or didn't know to look for (damaged roof, humidity levels in walls/ceilings etc).
