Wifey and I are sitting with couples from Austrailia, Japan and Scotland.

Japan is number two with a GDP of $4.9 trillion.

As for sushi in SF, the best traditional sushi in my opinion is Ino Sushi in Japan-town.

Japan has been trying unsuccessfully with low rates and QE for over 25 yrs to re-inflate stocks and real estate since their crash in 1990.  

I’m 21 serving overseas in japan and the BiggerPockets forum and everyone who makes up of it has been a huge help.

@Jerry Padilla  For "tiny", downtown Tokyo, Japan condos have some great ideas. 

We didn't have too much of a problem in Japan, which was weird considering how small the properties are there.We get to San Antonio, and spent the first year renting out a RIDICULOUS property for 2 people and 2 dogs, because it was 1 of 5 places that would allow our dog (and I'm one of those "I'll live on the street before I give up my dog" types).

Our underwriting is 0.75% stabilized rent for a good location like our buildings in Japan town, and 1% stabilized for our buildings around SJSU.  0.9% is close enough to pull the trigger.
