My particular case is that I am sick of traveling for my job and missing out on my children growing up.

I'm 25 years old, have 3 children and have a lot of dreams and goals with a huge desire to make them come true.  

I started working early because i know my parents could not support all 4 children and I'm the eldest in the family so I usually use my own income.

Our current circumstances/goals are key here... my partner is my boyfriend, we're in our mid-twenties, we don't have children and we look to invest in the same area that we currently live in.  

We are fairly young and have 2 children under the age of 4 so we are hesitating to go all in.

@Brian Burns, I have a very targeted neighborhood, and walk it frequently with my husband and children.

War zones and nasty sections of town - - I formed a marketing plan to rent to families with children. 

I had just left a bad marriage with 3 young children.  

I don't have any insight for you but this is the exact type of property in the exact area I'm looking to buy in, so this post is very inspiring to me. 

I'm not sure why no one has mentioned this, but under ORS 90, children under the age of 2 ARE NOT allowed to be counted when you are establishing your policy for maximum occupants.You probably know you are permitted (not required) to limit occupancy to no more than two people per bedroom.
