Another issue is immigration. 

I manage quite a few buildings here in the Chicago area where we have folks who are immigrants, and the laws do not benefit the housing provider typically.

I lived in Utah for 30 years before I had to “voluntarily” leave the country for immigration purposes.

I looked at schools (universities/colleges specifically), public transit, grocery stores, hospitals, malls and any new upcoming projects in the city to attract immigration (new builidings, new transit systems, etc.) 2.

Back Story:Both of our families are immigrant who came to California for better life. 

They have more to lose in reputational damage, potential effect on professional career and immigration status than skipping rent or trashing a place. 

I see immigrants in their 30s and 40s move to this country with no money, no family or friends, and barely speaking the language, yet 20 years later they have a successful business and own their own home.

Labor shortages and influx of immigration, how are you finding solution to keep growing?

Can we predict international...terrorist attacks, conflicts, viruses, central bank actions, immigration, consumer confidence, politics, tax law, real estate law, technology, the list goes on and on...and the aggregate impact of those items across the world?
