Residential Real Estate Investing | Choosing an area for renting

Hello My Fellow Real Estate Investors,

I am newbie in the Real Estate Investing world in Calgary and would soon buy an investment residential property (for a small family ) for renting. I have the following questions:

1. What are usually the primary factors for a renters to choose a property to rent (like public transit , schools , etc)

2. Is there a way to find how many ,type and price of rental property being rented as per the area.? 

Would appreciate any valuable suggestions.
