Thank you Darian for your thoughtful response.I'm considering going to an event this week to immerse myself in the culture maybe find someone I can help and learn from. 

My point is, if you choose to pay down debt first then continue to move the ball forward with your REI strategy in some form and if you choose to immerse yourself in REI be conscious about your debt so it doesn’t increase.

Over the past 6mo or so I have totally immersed myself with learning as much about real estate as I could. 

It is  an Australian game played different from US football.

@Yuriy ShepelinYou're not providing enough details as to what type of asset you're investing in, what market, what is the strategy, how much work is involved on each partner side, how long is the holding period, what are the exits, and etc...Aside from that when evaluating a structure there are several factors you need to take into account:1) everything is negotiable2) your "designated driver" experience and personal "skin in the game" play a part in the structure3) the structure could be waterfall and/or combination of multiple things.

Agents that don't immerse themselves 100% in the business.

Just heard of REI a few backs and have become fully immersed.

You really need to immerse yourself and learn all you can.
