Sometimes it is easier to take a small loss, drop the stress, drop problem people, and make your life easier and happier.

I got mine to use for myself,  help friends and family,  and help others by word of mouth (i.e. part time).You need to find a smaller Broker that is cheaper and who will sit down and teach you one on one.  

I have advertised by letter, post card, Pennysaver, radio, t-shirts, vehicles, internet, door knocking, word of mouth, bandit signs, every door direct mail, lumpy mail.I pay consultants when I need it.

There's nothing like asking a tenant to put their money where there mouth is to help you make a good decision.

I just threw up in my mouth a little.Although I do like the current conspiracy theory that Donald is still the same ol' democrat he was back in the Clinton days and he's being the d-bag he is now in order to cast the GOP in as terrible a light as possible.Because I just can't imagine that he's actually for real.

face to face, networking, reaching out to old clients and getting referrals, making contacts, staying in touch with as many people as you can.  40% of your business comes from word of mouth referrals from friends, relatives, former clients, etc.  

I think my greatest achievement was surviving the real estate Great Depression without losing any of my investor's money (although I lost a heck of a lot of my own), without losing any property, and came out the other side with a much larger and stronger real estate investment business than I ever would have imagined.I think my "proudest achievement" is having raised over $25 million from investors (and growing), all by word-of-mouth and referrals.

From the few experiences I had, getting a Certificate of Occupancy took so much out of me with all the phone calls and arguments and incompetence that I just got a bad taste in my mouth.
