My lawyer’s are happier when I put in a disclaimer

From personal experience, I can tell you that I became generally happier and the quality of my life improved when I started working towards goals that I set for myself. 

I will say that using our primary residence's equity to purchase investment properties has really worked out well for us and I couldn't be happier that we decided to do it.

I think it is reasonable to place repairs and vacancy at 5% because things will break less and your tenants will be happier as a result, which will hopefully lead to less turnover.
