Hi everyone, I got a HUD deal at a deep discount but I ran the numbers again and there's not enough juice for a rehabber. 

The guy is giving you the water and expects you to take care of the tree and all the care-taking that comes with it and he gets half of the fruits, no way.

@Allison B.I'm myself associated with Citi, and we don't do HELOC on investment properties; just like James Masotti mention, the big banks won't do it, they go after the low-hanging fruit. 

Leverage is a great tool to increase returns if you respect its power to juice returns (and losses) and know how to use it.

Jason,  I'd love to hear who you call "experienced investors" as there is still plenty of deals out there.While some of the low hanging fruit websites are crowded with buyers, there is still plenty of opportunities out there for investors.  

Thanks to real estate I am able to stand on both of my feet without the support of corporate America. it is amazing to see the fruits of labor for all these years. real estate is the career that I will never be retired from. but it does beat 9 to 5 for any given day by a long shot. 

That's usually considering the lowest hanging fruit but very competitive in many area because of so.

I'll be able to enjoy the fruits of my labor for a few months before I sell. 

A lot more people are going FHA multi family and bear the fruit of ownership and investment at the same time.Let me know if I can assist.Regards,Joe Scorese
