Will I be able to do a double closing with a retail buyer?

Hi everyone, 

I got a HUD deal at a deep discount but I ran the numbers again and there's not enough juice for a rehabber.

However, the property is in great condition and I think there is still a good amount of equity for a retail buyer. The numbers would make sense assuming I use transactional funding and double close with an end buyer. Is this possible assuming the buyer is looking to finance this deal?
