Maybe any wholesalers, investors, fix&flippers, landlords willing to share any experience.I am a fast learner and willing to provide my business, trade for trade, to learn how to acquire my first property whether that would be a small 4-8 unit building or start big with a 20-unit building.

For first flips better to start with a  small cosmetic rehab  until you get to know the process and the team well.

The seller offered financing with 20% down, which I used to buy the place.After starting construction and realizing it was going to cost more than expected, I approached a small local bank that knew the property and would offer the rehab financing. 

He was very successful and wealthy before he started making videos and created a course.Does his course teach you to build a successful business or work hard at a W-2, earn a boatload of money, and then learn for free through a mentor like he did?

Tell people your policies, send them via email when they start the screening process, and send them again with your denial.

Starting with your wife and possibly your kids depending on age (for example, they can help clean between tenants, this starts  their education [Check with your accountant because you may be able to pay your kids and take a deduction].- - While you will do the lion share, can you take advantage of your wife's talents and availability?
