I currently own 3 buy/hold properties in Eastern PA and NJ.  

My houses in Henry, Douglas, and eastern Gwinnett (Lawrenceville) do better in cash flow terms than my houses in northern Gwinnett (Sugar Hill, Suwanee, Buford), which do better appreciation wise.  

Where I live it is illegal for insurance companies to raise premiums due to an act of nature.On the eastern side of my state, this law does not exist. check your local laws, if there is no protection from this then the insurance company absolutely will raise your premium after replacement.

Most people that commute to Mobile want to live on the Eastern Shore.
