I've been on and off of this site for almost two years now due to distractions in my personal life, but I am set on making my first deal happen in 2017.

When working on one do not distract yourself thinking about other issues.

I wish I had a checklist of what I need to do from start to finish so I wouldn't be so distracted.

Another item would be your office location that is not only convenient but has fewer distractions.You can locate your office in your living place if you can close it and not be distracted by personal things.  

This will tell the owner of your ability to do the loan.Another thing you ought to do is to locally locate an office that is convenient for you and have few distractions if any,  You can locate your office in your place if you can close it off and not be too distracting.  

But right before Christmas I think folks are very busy and distracted and it would not surprise me at all if a lot of people called to get info on a listing but did not make an appointment.You might want to at least consider Craigslist.  

Another item you should consider up front is your office location that is convenient with few, if any, distractions.  

This isn't a photoshop forum, but the edges on where you inserted the bed and couch are pretty rough - enough so that it really distracts more than helps.
