Should tenant choose not to designate a person(s), belongings will be handled in accordance with local laws and may be disposed of as the law permits.

People are now going to have to catch up on rent, mortgages, credit card payments, etc and have much less disposable income for a while even in the best case scenario.

I purchased a used superduty crewcab for about 30¢ per pound that lasted me 5 years and ran on veggie oil (I put 100k miles on it and sold it for about as much as I paid for it) I purchased a car at an auction for $400 and then spent $800 trying to fix it, and $300 to dispose of it. 

AND we're lucky to have $100K in savings at our disposal. 

If you have more disposable income that should help get to retirement quicker and those funds could even be invested but again speak to your CPA and attorney as they can only give you advise.  

Gutters installed, new bricks,new toilet, new garbage disposal, extended fence, tree torn down, 3 stumps removed.

I would continue to go to meetups, continue to educate yourself, and continue to use the tools on this website and the network you continue to build to your disposal.

I like the @Kyle J. approach.My employer does a 5% match so, duh, yeah I'm going to contribute my 5% and capture that.But the lion's share of my disposable income (and rental income) goes towards the next rental acquisition.And a portion of the cashflow from rentals goes into my personal IRA!

This could come in the form of something big (water heater), or a bunch of little things (garbage disposal, dishwasher, toilet). 

Also, the sinks all have garbage disposals.
